Lokel: housing your community can own
Lokel is a community ownership and governance platform for local housing — residents verify where they live, vote on real decisions, and see exactly where the money goes. It runs alongside Property Ledger, on the same trusted infrastructure.
What happens on Lokel
How Lokel and Property Ledger fit together
Think of a Lokel community as a large organization in the CrashFundMe ecosystem — a collection of properties and people. The day-to-day operating system for those properties is Property Ledger. The community layer on top — membership, voting, wallet, public transparency — is Lokel.
- Properties, tenants, leases, and maintenance
- Rent collection and expense tracking
- Double-entry books: journal, trial balance, balance sheet
- Tax reports (Schedule E, 1099s) and lender packages
- NSPIRE compliance workflows
- Residency verification and membership
- Proposals, voting, and results
- Lokel wallet balance and history
- Public treasury summaries — read-only transparency
- Community decisions, executed and recorded
Both platforms share one database and one login, so nothing is entered twice: the books live in Property Ledger, and Lokel publishes the summarized, public-friendly view of them. Property Ledger itself carries no co-op or token features — communities opt in explicitly on Lokel.
Lokel is live and early-stage, built with accountability from day one: append-only ledgers, one-person-one-vote with residency verification, and treasury events that tie spending to its stated purpose. Payment processing is provided through established partner providers — Lokel is not a bank, and community credits are internal ledger entries, not an investment.
