HUD Inspection FAQ
What is HUD NSPIRE inspection software?
HUD NSPIRE inspection software helps landlords prepare for and pass the new National Standards for the Physical Inspection of Real Estate (NSPIRE) inspections. PropertyLedger includes FREE NSPIRE compliance tools with every plan—no extra charge.
How is NSPIRE different from UPCS/HQS inspections?
NSPIRE replaces both UPCS and HQS with a unified standard focused on health and safety. Key differences include a 24-hour correction requirement for Life-Threatening and Severe deficiencies, smoke/CO detector requirements, a 4-tier severity system (Life-Threatening, Severe, Moderate, Low), and heavier score weighting for in-unit conditions.
When do NSPIRE inspections start?
HUD began the NSPIRE rollout in late 2023. All covered properties must comply with NSPIRE standards. PropertyLedger's compliance tools are already updated for current NSPIRE requirements.
What NSPIRE features does PropertyLedger include?
Every PropertyLedger plan includes: interactive NSPIRE checklists covering all 5 inspectable areas, common failure alerts, scoring simulation, preparation guides, and maintenance scheduling to stay inspection-ready year-round.
Is PropertyLedger's NSPIRE compliance really free?
Yes! Unlike competitors who charge extra for HUD compliance features, PropertyLedger includes full NSPIRE compliance tools at no additional cost with our Starter ($12/mo), Pro ($39/mo), and Business ($79/mo) plans.
